Renovation planning – 9 steps to avoid the hassle

Renovating your home should be a very exciting time in your life.

More often than not though it turns into a nightmare. Most of the time it happens due to the lack of planning and proper preparations. 9 steps to properly plan your renovation project.

It’s true that you can benefit from hiring a professional to handle your project but it doesn’t mean that you cannot do it yourself.

1. Start from measuring the space that you would like to renovate, draw plans, you can do it by hand or use a simple software that you can find online
2. Write down your ideas, collect pictures of the renovations that appealed to you. Visit houses for sale in your area to get an idea on what is marketable and what other people like. Review magazines such as ELLE decor.
3. Decide on the budget and don’t forget to allow at least for a 10% overhead.

4. Decide what exactly you are going to do during your project. Make a plan, a very detailed plan. Write down as much details as possible. Find out if any of your renovations need permits or inspections.Turn your plan into specifications.

5. Decide what jobs you are going to do yourself and for what jobs you will need to hire a contractor. Even though nothing is impossible do not overestimate your abilities. Be realistic. Do you have any prior experience? were you able to complete similar projects before?

6. Before you even interview a contractor, do your homework, use referrals, research the Internet, make sure they have a clean licence and then make sure you like their personality as well. After all you are going to end up “married” to that guy for quite some time.

7. Make a schedule. Not in your head, on paper. Take in consideration extra time required for getting a permit, coordinating an electrician or a plumber with the rest of the crew, etc.

8. Choose and purchase all the fixtures and materials. Do not assume that your contractor is responsible for materials. Discuss every nail with them and include it in your contract.

9. Draw the contract (s) with the contractor (s). Include everything, do not assume anything. Go step by step over all your plans and specifications. Make sure you do not forget all the details doesn’t matter how small they might seem.

Thorough planning will allow you to avoid the hassle and will make your remodeling project an exciting and satisfying experience.
